The villa has 3 floors, one with a livingroom, kitchen, toilet and entry. The private garden has a pool which was really nice! We think it was much nicer than the pictures show. Comfortable bed in a room on the 2nd floor with excellent AC. It even has a large roof top area. The staff is very friendly and helpfull. They served great breakfast every morning inside the villa that was enjoyed in privacy. The villa is just acoss the small road from the beach, really close. There are no other places that we are aware of with closer proximity to the beach. There are quite a lot of small beach bars at this side of the beach which provide nice sun beds with or without coverage from the sun. Just a 5 min walk from Kaas is the main street with food stores. Hiriketiya beach is a 15 min walk over a hill. You can fint good surfing here. Bars and restaurant mainly close at midnight. Not a lot that is happening after this hour.

Staff: This is a lovely family-run place, and everyone is absolutely wonderful — always smiling, kind, and ready to help with anything. Communication was super easy via WhatsApp: quick, friendly, and efficient. Room: Spacious and beautifully decorated — you can truly feel that everything was made with care and love. The bed was extremely comfortable, and the linens were clean and fresh. The room also has both AC and a ceiling fan, a mini fridge for your snacks, a kettle for tea or coffee, and plenty of storage space for clothes and bags. Bathroom: Large, spotless, and well-equipped with everything you might need — toiletries (soap, shower gel, shampoo, conditioner), towels, a hair dryer, and great hot water pressure. We had a great stay at the ED Corner. We were given a delicious welcome drink on arrival. The room was lovely with a comfortable bed that had a mosquito net. The bathroom was very cool with an open roof and palm tree in the middle. The wifi and air conditioning worked well. The location was close to restaurants, walking distance to Hiriketiya beach and Dickwella beach and ATMs. Also the bus stop was close by too. The man who runs this hotel was super helpful. We enjoyed our stay so much here we decided to extend for an extra night.

The best accommodation I stayed in during my three weeks in Sri Lanka. It was excellent value for me and my partner but there are two double rooms and absolutely loads of space making even better value for a group of four. The villa included a private pool, modern facilities and a roof top area. The service we received from start to finish was outstanding.

This was one of my favorite accommodations in Sri Lanka. The room was nice and clean and there is a big balcony and a kitchen guests can use. It’s only a very short walk to the beautiful beach and you can see a lot of animals on the way. The owners welcomed me with a juice and the communication was very good! I extended my stay twice.

Wow - what an amazing place to stay. The family were lovely, thank you to the 3 boys who cooked us breakfast and dinner. The food was excellent, make sure you eat there! The accommodation is spacious and lovely. We got a welcome drink on arrival too. The accom is perfectly located for Hiriketiya beach, a 2 minute walk away
