the building is beautiful and in a nice but not too touristic location. Only a short walk from the main bus station (Piazzale Roma) and the main train station. The hotel is located in a beautiful palazzo building. Staff was extremely friendly and knowledgable and went out of their way to make our stay comfortable. All of the staff speaks English very well. Rooms are very comfortable, clean and the breakfast is outstanding.

Claudio and Antonia are the best hosts I've encountered in my travels. First, my flight arrived late, I mean very late, and Antonia waited up for me until I finally got there around 1AM. The room was amazing. So clean, with a traditional Italian décor. I slept very well that night. And then the view, wow! I walked out on to my own terrace right on the lagoon. Right out of a dream. Antonia and Pino helped me with my lost luggage and train tickets in the morning and then gave me directions to enjoy a few hours in Murano before making it back to Venezia. I was met by Claudio in Venezia. The location of this new property is perfect - near San Zaccaria / Arsenale. This property is new, I think it's not even totally open to the public, but it's looking like it's going to be a great little hotel. It's so close to everything including a convenience store around the corner 3-4 good restaurants like Alla Fonte, which Claudio recommended, and many other service. From there, you can also walk to the main attractions like the Piazza San Marco, the Palazzo, the Cathedral, etc. Claudio was an excellent host. He met on the bridge near the vaporetto pier and helped me with my luggage to the hotel. He went out of his way to help me with my lost luggage issues including calling the airline office in London and multiple times the airline baggage service office in Venice. In addition, he made recommendations, directions, and provide an unsurpassed level of attention, every single day. I highly recommend staying herre anytime.

Everything was great. Room is quite big and completely new, with big comfortable bed. Bathroom is also very nice, new and big. The owner and his parents were very helpful, we received map with good explanation how to go by bus to the centre of Venice (bus is 5 min walking distance and going 15 min to Venice). Breakfast- just Italian sweet breakfast ;) In Poland we eat savory breakfast: scrambled eggs etc, but it was still good. Very good coffee, fresh croissants, juices. There is private parking, so we could leave our stuff inside without worries we will be rubbed. I fully recommend this place and the host Fabio
