HOUSE RULES -Check-in: after 3:00 pm | Checkout: by 10:00 am -No smoking, pets, parties, or events -In line with the Short Term Rental Accommodation (STRA) Legislation (NSW 2020), guests must follow these rules. -Please inform us of any extra guests or day visitors for safety and insurance purposes. -In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay. -Maximum overnight guests: 10. Day visitors: up to 5 extra people (total max 15 on the property at any time). Written approval is required for any visitors beyond booked guests. -No smoking—evidence of smoking may incur a 500 AUD fine. -Respect our neighbours—no loitering outside or in shared areas, and please keep noise to a minimum, especially after 9 pm. -This is a strict no-party home. Breach of house rules may result in eviction without refund. -Late check-outs or early check-ins must be requested in advance and may incur a fee. -Date changes are only possible if your check-in is more than a month away and are subject to approval and possible surcharges. -We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of 110 AUD per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture. *The driveway can fit 2 cars and there is free street parking *As the home is set amid dense trees, the outdoor area may sometimes have fallen leaves, contributing to the home’s natural tree-house vibe. *The studio features one bed in the living area and another in a separate bedroom. Please note that you’ll pass through the living room to access the bedroom. *The home does not have air-conditioning, but there are portable fans for your comfort.
