HOUSE RULES -Check-in: after 3:00 pm | Checkout: by 10:00 am -No smoking, pets, parties, or events -Booking for 4 or fewer guests but needing the sofa bed? Extra linen fee of 70 AUD applies—please request this at booking. In line with the Short Term Rental Accommodation (STRA) Legislation (NSW 2020), guests must follow these rules. -Please inform us of any extra guests or day visitors for safety and insurance purposes. -In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay. -Maximum overnight guests: 13. Day visitors: up to 6 extra people (total max 19 on the property at any time). Written approval is required for any visitors beyond booked guests. -No smoking—evidence of smoking may incur a 500 AUD fine. -Respect our neighbours—no loitering outside or in shared areas, and please keep noise to a minimum, especially after 9 pm. -This is a strict no-party home. Breach of house rules may result in eviction without refund. -Late check-outs or early check-ins must be requested in advance and may incur a fee. -Date changes are only possible if your check-in is more than a month away and are subject to approval and possible surcharges. -Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons.
 -We do provide a baby cot and highchair, however, you will need to bring your own linen for the cot. -There are 5 security cameras around the property for the safety of the home and our guests. There is one above the garage facing the street and on every corner of the property.
