Modern and very well-equipped holiday flat directly on Lake Constance with its own beach and several outdoor seating areas. In summer it is wonderful to sunbathe, cool off in the lake and barbecue on the large terrace. In the colder months, the fireplace, the barrel sauna in the garden, the duo bathtub and the direct view of the lake invite you to linger in a cosy atmosphere. The generously proportioned 94 m2 holiday flat comprises a living and dining area, a bedroom, a bathroom and a kitchen. In the bedroom, you can be lulled to sleep in the bed (200 × 200 cm) by the gentle sound of water or be magnificently entertained by the 55-inch TV. The second bed (200 x 160 cm) is located in the living room, hidden in a wardrobe. During the day, it can simply be folded up and disappears into the wardrobe. For more privacy in the cupboard bed, the entire width of the living room can be closed with a felt curtain. Further equipment: small garage, 55-inch TV (with Netflix and Zattoo), barbecue, 1 stand up paddle board, 2 canoe, 6 deckchairs, one large and 2 small garden tables, washing machine and tumble dryer. Roller shutters on all windows, insect screens on most windows, large electric awning, sockets with child safety locks. For a good indoor climate, the flat is painted with a bio silicate paint from KEIM. Accessibility: There are no steps in the holiday flat. Access to the holiday flat is via one step, the beach is reached via several normal-height steps and one higher step. The door handles of the two patio doors are significantly higher and therefore more difficult for small children to reach. The private beach at the house can occasionally be used by one of the residents to access the sea (only between 7-9am and 5-8pm). The beautiful island of Reichenau has a special charm thanks to its many greenhouses, vegetable gardens, vineyards and three Romanesque churches. It has been a UNESCO World Heritage Site since 2000. In the immediate vicinity of the holiday flat there are several restaurants, an ice cream parlour, an organic vegetable stand, a bicycle hire station and a landing stage for public boats. A car park and garage are available to guests free of charge directly in front of the house, and it is also possible to arrive by public transport or boat. Pets and parties are prohibited, smoking is not permitted in the flat (smoking is permitted outside).
