THE HOUSE - The house has 4 bedrooms (all with their own bathroom) spread over three floors, giving everyone space and privacy. There are two sitting rooms with TVs, and a lovely, well-equipped open-plan kitchen and dining area with a large farmhouse table for dining together. Three bedrooms have king-sized beds, and the fourth is a triple room with three single beds. Infants and children are welcome. Linen is provided including beach towels.
TERRACE AND OUTDOORS: There is a lovely south-facing dining terrace with BBQ, wood stove and large outdoor dining table, plus a large guest meadow with additional picnic table seating and outdoor games for kids. A great place to sit with a drink and watch the sunset. The house is set on a private 70-acre farm in a small hamlet of 5 houses. It is bordered by National Trust land, a mix of temperate rainforest and moorland.
BEACHES AND THE SEA: The house is 10 minutes from the lovely quiet swimming cove of Lee Abbey Beach, 15-20 minutes from Porlock or Combe Martin for sailing, kayaking and more, and 45 minutes from the huge surf beaches of Woolacombe & surrounds.
RIVER SWIMMING: A 10-minute walk from your door is the glorious East Lyn river with its natural swimming pools all the way along (or fishing). Walk to Lynmouth either along the river or the coast: 60-75 minutes.
COASTAL AND MOORLAND WALKS: The house is a mile from the famous 'Salt Path' (the South-West Coast Path) at Countisbury. There are footpaths and bridleways from the door and endless walks to the coast, river or Moor. The house is well-stocked with maps and walking guides.

Welcome to Exmoor! We have set up a holiday house that we love to find when we are travelling. We live next door to Swallows Rest and the two houses share a farmyard giving access to the barn, stables and fields. You will probably see us out and about but the house offers a high degree of privacy which we value for our guests. We'll leave you to relax and enjoy your holiday unless you need us (in which case we will be very happy to help). The property is one of 5 houses in this quiet hamlet.
Exmoor, and this part of the North Devon coast, really is one of the last wild corners of England, free from over-tourism. The house sits between the dramatic cliff coast at Countisbury, the glorious East Lyn River with its ancient temperate rainforest and natural pools, and the Moor itself, famed for its wild ponies and herds of red deer. As well as walking and swimming, the surrounding villages of Lynmouth, Lynton and Porlock are lovely places to explore (think crabbing in the summer, boat trips, ice-cream and seafood lunches) and in Autumn and winter it's pubs with log fires and atmospheric mists. The house will suit guests who are independent and want a spacious house to gather together.
