This farm cottage was refurbished 18months ago (2020) Its light & modern with an open plan layout suitable for the whole family. Situated in rural Norfolk on a working farm of arable & livestock it makes the perfect place to get away & unwind. Local tourist attractions are just a short drive away & its only 30mins to the nearest glorious beach & the Norfolk coast! The cottage offers modern living, open plan & extra benefits of a separate playroom & hot tub which is located on the patio. Lovely enclosed garden safe for your dog to run around freely with patio area & BBQ. The open plan kitchen, dining & lounge are bright & light with french doors leading out onto the patio & outside dining area with hot tub. There is an L shaped sofa, smart TV & table & chairs to seat 6. Its hardwood floors throughout this cottage so slippers are a good idea for the winter months. The views from the living & kitchen area are of across the garden & onto an established orchard. During the season your welcome to pick the fruit of apples, plums & pears. The 3 bedrooms are all of a good size with the master king room offering an en-suite bathroom. The twin has the option of zipping the beds together to make a super king bed. (please request this at time of booking). The bunk beds are full size so an adult would be able to sleep in them. All bedrooms are light & airy with blackout blinds available. They're plenty of plug sockets around the cottage most offering USB charging points. Wi-fi is available throughout the cottage including the games room which also has the second smart TV & games console. The games room is adjacent to the kitchen & has french doors leading out onto the patio area & garden. The games room also offers a foosball multi game table. There is a sofa & heating in here so can be used all year round. Loads of onsite parking available right outside the cottage. There is also a kennel if you want to let your dog dry off after a long walk.

Hi, I'm a Norfolk farmers daughter who loves everything outside. I'm married to Will & we have a son called George. We also live on the farm (which is my parents) opposite to The Lodge. I run this holiday let on the farm along with some others over on the Norfolk Coast. Along side running the holiday lets I'm also a beautician & run my salon from home after having salons in Norwich for many years. Will & I are sporty & love to play tennis. Will & George are keen golfers, playing regularly around Norfolk on different courses. Our local clubs are Royal Norwich, Dereham, Wensum Valley, Bawburgh. This is a rural setting so very quiet. It is however a working farm & we also live on the farm so not isolated. With its easy access to the stunning Norfolk Coastlines, National Trust properties, beautiful walks & cycle paths as well as numerous fantastic children's attractions it will help make this perfect for the whole family. Nothing is more than a 30min drive away & if you like walking or cycling then Marriots Way is on your doorstep. The local shop is 2 mins away & Reepham market town is just 5mins away. Reepham offers cafes, restaurants, pubs, shops, play park, tennis, access onto Marriotts Way, buses, market. Bawdeswell Garden Centre is only a 2min drive away with the addition of café & deli. Bawdeswell also have a café call Hamptons which is excellent. All major supermarkets deliver straight to your door & there is also a local fish monger on a Tuesday on request. You will ideally need a car to get around.
