Set across 600m² of idyllic private grounds, this villa is nestled in the heart of Sivas Village. A sweeping lawn unfolds toward a 20m² private pool (heatable upon request & with additional fee) and a two-seater Jacuzzi, creating the perfect setting to unwind. Evenings are best spent in the outdoor dining area, equipped with charcoal BBQ, pizza oven, smart TV, sink, and mini-fridge. For those seeking wellness and vitality, outdoor fitness equipment is thoughtfully placed across the lawn, including an elliptical, bike, yoga mats, and TRX station. A unique outdoor bathroom with walk-in shower next to the pool adds a touch of practical luxury. Young guests are delightfully catered to, with a children’s playground, pool slide, mini basketball hoop, and pool soccer net, inspiring endless hours of playful family fun. The retreat comfortably accommodates up to four guests across two serene first-floor bedrooms, with additional sleeping options for one guest on a folding armchair and two more on the living room’s plush couch. Maximum Capacity of the villa is 7 Guests. Outdoor Pool Heating Policy: 
- Pool Temperature | Heating temperature could vary up to 26°C subject to the outdoor weather conditions.
 - Preferred Months | Pool heating is typically used during the months March - Mid June & October, November. - Advance Notice | 4 days’ notice prior arrival is mandatory for the pool to reach the optimal temperature.
 - Additional Fees | 60euros/day - Booking Duration | Pool heating is exclusively bookable for the entire stay, at the cumulative cost as outlined above.
 - Weather Conditions | When the outside temperature is above 25 °C or in case of rain it shall not operate. Kindly note that a pool cover is not available. Climate Resilience Fee A 15,00/night/villa tax (subject to change) isn’t included in booking prices. It must be paid in euros at check-in to your Host.
