Το καλαίσθητο και ευρύχωρο διαμέρισμα βρίσκεται κυριολεκτικά στην «καρδιά» της πόλης, στην Πλατεία Γεωργίου, η οποία αποτελεί το απόλυτο κέντρο αναφοράς κάθε είδους πολιτισμικού δρώμενου στην Πάτρα (Καρναβάλι, εορτασμός του πολιούχου Αγίου Ανδρέα, εθνικές επέτειοι). Απαρτίζεται από ένα άνετο υπνοδωμάτιο, μεγάλη και λειτουργικά εξοπλισμένη κουζίνα, απλόχωρο σαλόνι με αναδιπλούμενο καναπέ-κρεβάτι, άνετο μπάνιο και μια άκρως φροντισμένη βεράντα-κήπο με φανταστική θέα στην πλατεία και στο εμβληματικό κτίριο του Δημοτικού Θεάτρου του αρχιτέκτονα Ερνέστου Τσίλλερ καθώς και στα νεοκλασικά κτίρια του πεζοδρόμου της οδού Μαιζώνος. Όλα τα παραπάνω ανταμείβουν τον επισκέπτη, παρότι θα χρειαστεί να ανέβει τη μαρμάρινη σκάλα μέχρι τον τρίτο όροφο.
