Your Holiday Villa of 120 sqm is a very private traditional stone house set in a panoramic and silent position with a pool and stunning views in a spectacular setting in the heart of the Sabine hills, at Poggio Catino, amidst a rolling landscape and olive groves, in the north-eastern part of Lazio region just 60 km from Rome. Enjoy your private enchanting country house that guarantees the exclusive use of all available spaces. This charming and rustic property is surrounded by a spacious garden (300 sqm) offers all comforts for a very intimate and peaceful stay in midst of nature: there is a private swimming pool (7,20m x 4, 60m, depth 1,20m, open approx. 30.5.-30.9.) with cold shower, ideal for children, a huge brick pergola for outside eating adjacent to the fully equipped country style kitchen as well as a huge terrace equipped with garden furniture where you can relax and watch the stunning sunsets. The garden is all fenced in, perfectly safe for little children and little dogs. Typical rooms offering antique furniture, original terracotta pavements, the living area on the ground level offers plenty of sofa seating, a fireplace and a dining table. First floor: 1 spacious bedroom with a double bed and wardrobe; 1 spacious bedroom with a double bed, a sofa and a large wardrobe; 1 bathroom with shower, toilet, bidet; between the two bedrooms there is a passage room with a single bed, separated by a curtain, which leads to the open loft with 2 single mattresses or, if combined, a double bed, resting on a Persian rug laid out on the wooden floor (children love it). The loft has air conditioning on request. The first floor is safe for small children, as there is a gate near the stairs with a lock. Ground floor: Living - Dining room with 2 sofas, fire place, dining table, with access to the garden and connected to the huge kitchen with direct access to the pergola detached from the house; 1 small bathroom with WC, washbasin, emergency shower.

The whole property is for your exclusive use. We live in Rome. Gardening service is included and cleaning of the pool is provided at least once a week. The English speaking key holder lives near by and is available for emergencies. Guests can collect the garden's abundant produce, fruits and vegetables.

Enjoy the spectacular views and sunsets. The medieval hill top village Poggio Catino is 5 minutes’ drive from the house. Here you can find basic facilities, restaurants and Italian Bars. In Poggio Mirteto (car in 10 minutes), offers all you need to experience the authentic Italian Dolce Vita. Excellent local product shops, supermarkets, pizzeria, many typical restaurants, cafés, gelateria, shops, etc. Sabina is famous for Olive Oil, grain, wine and cheese production. Sabina is near to Rome, you can visit the capital easily by train (train or car in 50 minutes).
