Property at exclusive use in 4 units with lawn garden (10000 m2) fully fenced with natural hedges and mesh. The salt water pool (6x12 m, 1.20-1.40 m deep) is also fenced and well equipped. An automatic gate with camera leads inside. The private parking is outside, near the entrance. 1) Main Villa (380 m2): Gr. floor: entrance, corridor, kitchen, living room (decorative fireplace), service bathroom. 1st floor: 3 double bedrooms, 3 ensuite bathrooms; a double bedroom with dressing room, 2 ensuite bathrooms. Panoramic terrace (56 m2) equipped for the entire group to dine. 2nd floor (attic): 2 double bedrooms, 2 ensuite bathrooms, a spacious living area, a double bedroom with ensuite bathroom, a single bedroom. AC in all the rooms on the 1st and 2nd floors. -The Barn (65 m2), 1st floor (private entrance via external staircase): living room, well-equipped kitchen corner, a double bedroom, a single bedroom, a bathroom with shower. -The Stable (60 m2), gr.floor (private entrance): living room, well-equipped kitchen corner, a double bedroom, a single bedroom, a bathroom with shower. Barn and Stable have AC in the living rooms and in the double bedrooms. The Cottage (95 m2): living room, equipped kitchen corner, a double bedroom, a passageway bedroom (French single bed), a single bedroom, a bathroom with shower. AC in the bedrooms. Outside, near the living room, is a small covered equipped veranda. Sat TV only in the Barn and Stable. Ping pong bats and balls not provided. PLEASE NOTE: Every day at fixed times the pool will be cleaned by the staff. Within the main Villa there is an apartment used by the owners only the check-in day. Laundry upon payment (coins on request at check-in). The price includes a supply of towels and linen (changed weekly) and the utilities (not AC at EUR 70/day, and heating 1,50 EUR/m3). Late arrivals fee: EUR 50. Separate waste collection is mandatory. Parties or receptions must be authorized by the owner, never exceeding the villa's capacity.

Villa Al Falchetto, named so because of the Villa Reale's falcons breeding that it used to host, is in Marlia, a hamlet of the municipality of Capannori, located only 1.5 km away from the villa. In the hamlet it's possible to find all kinds of shops, as well as the weekly market in the main square. Immersed in the green hills, 10 km from Lucca, the villa is located in a DOC wine and oil production area. From here it is possible to visit the Park and the Villa Reale and immerse yourself in an ancient past that has its roots in the medieval era. It is also advisable to visit the Serchio river park, crossed by a cycle and pedestrian path that allows you to walk along the banks on the right side of the river to enjoy a beautiful panorama.
