The breakfast was excellent.The location was in an old building mentioned in The Doomsday Book on a country lane above the port in the oldest part of Instow. The hosts were very friendly and helpful.It is 10 min downhill walk to the main part of Instow and pubs, eateries and beaches

Don’t hesitate to book – it is perfect We stayed for three nights and everything about this bed and breakfast exceeded our expectations. The host, Jayne, was absolutely excellent – warm and welcoming without ever being overbearing. She has a real attention to detail, and it shows in every aspect of the stay. From thoughtful suggestions on things to do in the area, to the small touches that made us feel completely looked after, nothing was overlooked. Our room was very comfortable and had everything we needed. Each night we returned to find full service: fresh towels, replenished tea, coffee, and cookies – those little touches that make such a difference. Breakfast each morning was outstanding, with a delicious cooked option alongside a fresh fruit salad and cereals etc. The host is clearly a perfectionist in the best possible way, ensuring guests feel both comfortable and cared for. It’s rare to find a place where the small things are done so well, and it really elevated our experience. Highly recommended – you won’t regret staying here!

Beautifully presented, spotlessly clean, gloriously quiet and with treats supplied. Living in the West Country, I’m not a big fan of holiday homes decimating villages so the fact that the owners live upstairs and have only very recently started this venture made it even better. There’s great food to be had at the Kings Arms (influenced by the Thai chef) and a handy village store, both close by. Even better, the footpath opposite takes you to the local Woolacombe Dunes parkrun, less than 2 miles away - which was the entire reason for my trip - and rewards you with stunning views out to Lundy Island. I’d be delighted to stay here again.

    Perfect location near to Croyde and coastal walks. The accommodation is quirky and original with everything you need for a short stay. In the summer it would be even better as the little patio area looks great. Free parking helps too

    The house was spacious, clean and warm, with a large table that all 14 could fit round. Hot tub was great and warm for when we arrived. Rooms were all really comfortable. Really useful little hall night lights on sensors which ment no lights needed to be on at night. Great outside space for hanging wetsuits, perfect position for parking and walking to the pub.

    Location is unbeatable - direct access to the dunes and beach, but only 5 min walk from village. Easy, free parking. Quiet, small holiday park, very relaxed with well-kept grounds. Lovely indoor pool, spacious and newly decorated family room. Lots of free games and activities around the site. Hidden gem of a place.

    The beds and sofas were comfy, kids were happy with the large TV which was easy to work. The coffee, wine and chocolates were a wonderful and very much appreciated after a long drive. The garage was great and very useful for storing our bikes. Great location for Putsborough beach and the car parking ticket came in very handy.

    Everything was brilliant . Staff very friendly . Was a shame we couldn’t take the dog on Croyde beach , it would have saved a lot of parking fees and finding spaces . But it’s understandable…

    The staff were really good and couldn't have been more helpful. The beach was near by and could be accessed by the tennis courts. Parking was good although a little far from the disabled parking to our room. A bus stop right outside the front.
