Staff welcoming and friendly. Room was massive, it had a double bed and two single beds in the same room. It is a very quaint property, and you will have to bear in mind this is an old property.

Decor was quirky but possibly not to everyone’s taste. We wanted to visit Roslin chapel which is literally just over the road, so that was great. We were driving so getting in to Edinburgh is also easy - about 30 min drive depending on traffic, weather etc. accommodation has its own limited parking but plenty of on street parking outside. Cafe downstairs and pub across the road also very convenient.

Lovely property, communication with the hosts was exceptional, would certainly stay at the property again.
Nice and quiet town. Beautiful scenery and nice walking trails. Close distance to Edinburgh, easily reached by 3 different bus lines. Cheap public transportation.
Edinburgh Airport is about 30 min's by local taxi.

The area itself is beautiful and the surrounding areas are also.
We travelled just a few minutes by car from the hotel to Rosslyn Chapel which was more stunning than portrayed in the film.
We travelled by bus to Edinburgh city centre and had the best time!!
The local residents were very helpful.

Nice little village/town not far from Edinburgh, in a nice location in the country. A small place but one which can cater for everyone with regards to eateries pubs bars shops etc. Good bus link to Edinburgh, buses every 30 minutes.

I only stayed one night and was very disappointed with the sticky furniture covered in hand marks, bathroom was not cleanest… mark in bath that doesnt come off, shower curtain way too long for shower & cheap quality it sticks to you, fan hasnt been cleaned in a very long time, shower has no power very limp. Floor boards all over place uneaven, bed linen doesnt fit properly & duvet cover does not clip fastened so duvet falls out, room not as it looks in pictures. Table so dirty & sticky the legs had thick dust on them. Damp musky smell in room & carpets throughout old & worn. Window is very poor quality & dangerous. Check in is in bistro, not ideal. Be careful where you park as owner has a fire burning cardboard which let off ash blowing all over my car, a porsche boxter… yes convertible… could have burnt roof or even worse caught on fire… would be a good idea to ask guest to move parking space if fire is essential rather than waking up after an uncomfortable nights sleep to see that!!..
nobody around at check out time so had to leave key with gardener… for the price the stay was not value for money… shant be rushing back!!.. such a shame as we were looking forward to the stay after reading reviews… :(

Penicuik is in a beautiful location with easy scenic walks that are suitable for families, young children, buggies as well as wheelchair users. Large chain supermarkets are in the area and plenty of places to eat. Easy parking throughout the area. People are very friendly and helpful.

Penicuik in itself is not a place for sightseeing however it was an excellent centre for exploring Edinburgh and the Borders, North Berwick, Dunbar, etc. The hotel was built prior to the housing estate which appears to have been built around it, so there are no views - it is simply a beautiful building with a nice garden.
Location was good for driving into Edinburgh. We went the first week of Festival and prices in the city and immediate surrounding areas were very high so being 20 minutes out of the city was more affordable. The area was quiet. Rooms were on the small side but we used it just for sleeping and it worked fine for us.
Overall a very nice experience
Great staff: they tried everything to find a taxi in that area but nobody answered the phone

bus stop in front of the hotel to go to Edinburgh or to the school of vet medicine but in this case, you'll need to change.
Wonderful corner room 14! Terrific king bed, lots of room, quiet, posh and elegant. Staff were exceptional, each and every one. Restaurant had wonderful menu and was reasonably priced. Breakfast had healthier options and not all so stodgy as one might expect at classic hotel.
The staff was very helpful. The breakfast was very satisfying with a variety of options. Though the hotel was very nice, it was a distance from Edinburgh, and public transit was the best option. A bus stop is very close, but was about an hour ride into town.
The staff were welcoming and helpful. My room was lovely and large, very comfortable, and spotless. The restaurant was good, too, with spacious outdoor seating for nice weather. The location was quiet and convenient for sightseeing and going into Edinburgh.
Outside the city, near the wonderful famous Rosslyn Chapel. Right on the 37 busline that takes you to Edinburgh or local shops and restaurants. Their restaurant was enough. Really great, the breakfast was perfect. Room was cozy, clean. Staff were all great.
Comfortable and quirky! Very good position for walks and getting to places - Roslin only a few minutes up the road and Edinburgh 40 minutes away on the bus. Walks on nearby Penicuik House Estate excellent. Places to eat within 10 minute walk...

Excellent food, friendly staff, high quality room with very comfortable bedding and proper pillows. This hotel was a godsend after a long day touring on my bike. The bar atmosphere was paricularly nice and friendly.

lovely hotel but was disappointed to find a half drink bottle of water on the room and an old sandwich in the fridge. staff however were quick to respond and sent drinks to the room.
A warm welcome. My budget double bedroom was great value and clean. Breakfast was brilliant (I’ve eaten many hotel breakfasts from great to bad; this possibly the best!).
A beautiful home, so nice to be in a home instead of a hotel. Everything was brand new and it was warm and cosy, even left us a bowl of fruit.
